EPIC Adventures Resort, Kingsland, Georgia
LEDO was retained as the lead consultant to the developer responsible for concept, site plan development and feasibility for this $300 million resort destination along Interstate 95 in the Coastal Region of southeast Georgia. Its seven distinct resort districts, covering 465 acres, include an entertainment village featuring movie theaters, bowling center, restaurants and bars, an adventure park including zip lines, go karting and high ropes course, an amusement park, amphitheater, water park, hotels and conference center overlooking a 20 acre lake and a tournament quality sports complex. The entire resort is connected via bicycle and walking trails, as well as an internal transportation system.
Budapest Themed Entertainment Destination - Design Program and Feasibilty Study
LEDO was contracted by the Hungarian government to to complete an concept and program and feasibility study for a proposed urban theme park and retail, dining and entertainment district, design program included design day calculations and monthly attendance distribution, sizing and capacities models for rides and attractions, retail, food and beverages, live entertainment and area development.
The feasibility study included a market analysis and financial projections, including a ten year proforma and complete development budget.

EDO was contracted by Oasis Entertainment Ltd. to develop the concept and master plan, feasibility study and business plan for a 200 acres destination resort project outside Accra, Ghana. LEDO has also been contracted to be the program manger to guide and direct all development and pre-opening activities for the project. We have completed preliminary concept development, story development and a preliminary conceptual site and phasing plan to be submitted to the government and funding partners.
Circle G Ranch
LEDO was retained by HL3-LLC of Destin, Florida to complete a design program and feasibility study to create a tourism destination on the ranch property formerly owned by Elvis Presley. LEDO provided direction and input to the master program and land use planning, created a guest experience narrative that incorporated the cultural and musical heritage of the region, and completed preliminary feasibility analyses for the envisioned components.
